A simple challenge! To turn an old-fashioned and ‘tired’ historical cottage, with a view that is particularly picturesque, into a fully modernised, exceptionally well-appointed holiday letting opportunity. Without creating something that felt out-of-place in this beautiful village.
The location of this project provided many challenges; with limited access routes; minimal footprint for construction activity; a well populated village that had to be respected and considered at all times – recent undertakings in this highly sensitive area had witnessed a great deal of upset and community disruption. The care and attention for the village during the project has been well noted and, indeed, resulted in another significant commission in the locality.
Another key consideration would be communications, as the client, was over 1,000 miles away throughout the project timeline. In fact, during the 18-month development there were only 6 actual face-to-face meetings, including the planning stage, which clearly demonstrates the strength of our commitment to an open and transparent way of working to fulfill each client’s needs.
The MMA team rose to the many challenges creating a variety of living spaces that understand the environment surrounding the property and take full advantage of the outstanding location. The main living space having benefitted from a combination of rooms being unified into one and the addition of an upper floor with balcony terrace that is a delight to experience.
This project has been a significant success, with the property being fully let from the point of completion through one of the area’s most popular agencies – renowned for the quality of their properties and services. It is now one of their signature lets.
Of particular note is the interior design and styling with its choice of appropriate paint finishings, which had to take into account the letting aspect of the re-developed property. Plus the not insignificant fact that currently the value of the property has more than doubled from the development outlay, including the purchase price. Quite a return on investment…

We were able to transform a dated and quite unloved property into this amazing location – highlight for me is the amazing roof terrace, overlooking the estuary. Breathtaking! A really modern and luxurious holiday home and the quality of finish, truly, looks amazing.
